Affordable independent living apartments in Colorado Springs

Built in 1984, The Villa at Sunny Vista is a HUD-subsidized, Section 8-202*, independent living community for low income seniors over 62 and disabled adults under 62 in Colorado Springs. Under this program, all tenants pay 30% of their monthly income in rent which includes all utilities, except phone, internet and cable. The Villa has 50 one-bedroom and one-bathroom apartments with full kitchens. The community also has newly renovated public areas that include a common kitchen, dining room, library, exercise room, onsite coin laundry room, and casual lounging spaces on all three floors.

​Residents develop their own social calendar of events for the building based on their passions and talents. Monthly events include:

  • Happy Hour
  • Resident Potluck
  • Bible Study
  • Art Corner
  • Board & card games

Manager Cathy Post has been at The Villa for seven years. The Villa has consistently received a score of Superior, HUD’s highest rating, for management and building condition the last 5 years. These reviews occur on various annual schedules to ensure the building is managed in compliance of HUD policy and procedures; and maintained in safe, sanitary conditions following all required federal, state and local building codes and provisions of building operations.

When apartments become available, The Villa fills vacant units from their waitlist.  Applications are accepted only when the waitlist is open.  You may check the status of the waitlist in the Life After 50 magazine where we advertise opening and closing the waitlist, or call the Villa directly for more information.
